In this list, you’ll find tools to help you find mortgage notes for sale, software to help you with project management, and a list of note servicing companies to help you with collections and asset management. If you want to see details of new notes for sale every Thursday, join our Priority Investor email list here.
BankProspector
In this list, I’m going to give you my top 3 sources of good quality real estate notes for sale. The first of these is BankProspector. If your strategy is to purchase non-performing notes from banks and other originating lenders, then BankProspector is the place to start.
Lenders typically do not list notes for sale publicly. So you have to go out there and build real relationships with the actual human beings that sell these notes. BankProspector tells you which lenders have notes for sale, and gives you decision maker contact details. Of course, then it’s up to you to do the legwork (or phonework, as it were).
Their database is constantly growing. At present they have contact details for more than 10,000 banks and credit unions, with almost 60,000 individual contacts, and over $100 billion in non-performing loans. Check it out, and thank me later!

If passive income is more your thing, you might prefer to look for performing notes, and I know just the spot! Our own investor portal releases details new performing real estate notes every week to a membership of over 5,000 private investors. You can see an introductory video for the investor program below.
Because we work with private investors to fund acquisitions for our affordable housing rental and resale program, we always have a steady supply of performing notes paying fixed monthly interest at 9% p.a. or above. And being a managed program, these notes are most suitable for passive investors that are happy to sit back and collect regular monthly income checks while we do all the heavy lifting with the real estate.
We have completed well over 100 successful transactions, all funded by private investors through the portal. Today, due our rapidly growing list of note investors, new notes tend to get snapped up within 24 to 48 hours of listing. If you’d like to see details of new note releases every Thursday, you can join our Priority Investor list here.

Mortgage Note Servicers
If you are getting into note investing for the income, you will want to engage a note servicer. These companies collect monthly payments from your borrowers, and often also deal with all the admin and reporting. They can also handle late payments and early-stage foreclosure proceedings, but be wary of extra costs and fees stacking up.
Here is a list of some of the most popular real estate note servicing companies with link to their websites:
- Note Servicing Centre
- Evergreen Note Servicing
- Escrow Services
- Moat Note Servicing
- Allied Servicing Corporation
Each service provider has a slightly different set of fees. It is worth shopping around to find a servicing company that you feel you will work well with. getting recommendations from other note investors can also be useful.
Podio
My final real estate note investing resource is a useful piece of project management software. If you are intending on investing in real estate notes often, you’ll need to manage your time and processes carefully. With lots of notes on the go, it’s easy to drown in the admin that comes with it.
Podio is a project management software platform that has become quite popular with note investors. The software allows you to project manage each note you buy, all the way through acquisition, modification, even foreclosure and or sale of the note.
While it is not completely perfect, Podio is definitely worth considering because it will make your note investing operation much more efficient. You’ll save a ton of time, and be way more organized than just keeping physical paper trails of everything.
