Can foreigners buy rental property in the USA?
Yes. Non-U.S. residents and foreign nationals can legally buy rental property anywhere in the United States. There are no federal laws restricting foreign ownership of U.S. real estate, and the entire purchase can be completed remotely from your home country.
Do I need a visa to buy a property in the USA?
No. You do not need a U.S. visa to buy property in the United States. Foreign nationals can purchase and own U.S. real estate without any visa, and buying property does not itself grant you a visa or the right to live in the U.S.
Do I need to be a resident to buy a property in the U.S.?
No. U.S. residency is not required to buy property in the United States. Non-resident foreign nationals can own U.S. rental property while living anywhere in the world and manage it remotely through a local property management team.
Do I need a green card to buy a property in the U.S.?
No. You do not need a green card to buy property in the United States. Foreign nationals without permanent residency can purchase and hold U.S. real estate, and owning property does not by itself provide a green card or a path to one.
Can I get a mortgage in the U.S. as a foreigner?
Yes. Foreign nationals can get a U.S. mortgage through foreign national loan programs, most commonly a DSCR (Debt Service Coverage Ratio) loan. These qualify you on the property's rental income rather than your personal income or U.S. credit, with terms typically up to 75% LTV (loan-to-value) and 30-year fixed rates.
Do I need a U.S. credit score to get a mortgage as a foreign investor?
No. Foreign national DSCR loans do not require a U.S. credit score, Social Security Number (SSN), Individual Taxpayer Identification Number (ITIN), visa, or U.S. residency. Qualification is based mainly on the rental income the property generates relative to its mortgage payment.
How much money do I need to buy a U.S. rental property as a foreign investor?
For a typical $200,000 rental property using a foreign national DSCR loan, you would need roughly $60,000 for the down payment (about 30%), $7,500 in closing costs, and $3,000 in cash reserves, plus around $500 to $1,500 for U.S. LLC setup. Total cash needed is usually $70,000 to $80,000.
What real estate taxes do foreigners pay in the U.S.?
Foreign investors generally pay the same main taxes as U.S. owners: annual property tax to the local county, federal and state income tax on net rental income, and capital gains tax when the property is sold. Non-residents are also subject to the Foreign Investment in Real Property Tax Act (FIRPTA), a withholding on the gross sale price that is credited against your final tax bill. Tax situations vary, so confirm the specifics with a qualified U.S. tax professional.
Can I buy a U.S. property remotely without travelling to the USA?
Yes. You can buy a U.S. rental property entirely remotely, without travelling to the United States at any point. The full process, from making an offer through to closing, is completed online, with signing handled by a remote online notary (RON).
