Private lending can be a great way to add passive monthly income from real estate to your investment portfolio or retirement account…
…but it can also have a real positive social and financial impact on the lives of working families, neighbourhoods and local economies when directed accordingly.
829 Prindle Street in Sharon, Pennsylvania was one of those projects!
We acquired this abandoned home in 2021 with the help of a loan from an investor through our Private Lending Program.
The result? Well… we think it speaks for itself!
Not only were we able to create an affordable housing opportunity for the community, but at the same time deliver a solid return on investment for our lender.

Having access to private funding allowed us to out-compete other local buyers (typically landlords), and make a fast cash offer for the home.
We were also able to provide our project management and contracting team with a sufficient renovation budget to bring this former home back to life, creating a wonderful, modern living space ready for a new family through our Pathway to Homeownership Program.
And for our lender?
Rod, our investor from Houston, TX, used funds from his retirement account to originate a loan for the purchase and renovation at Prindle Street.
We offered a competitive interest rate of 9% p.a. plus a minority share in the equity gains from our value-add renovation.
Rod originally signed for a loan term of 36 months, but we are now working towards closing out his loan with a refinance through our commercial lender a full 2 years early.
