Cashflow Rentals was founded by David and Jo, a husband-and-wife team who have spent more than a decade investing in U.S. real estate as overseas investors themselves.
Like many of our clients, we started our journey looking for a way to build long-term wealth through U.S. rental property. Along the way, we experienced both the successes and the challenges that come with investing in real estate from another country.
Since 2016, we have owned 120+ rental properties across multiple U.S. markets. During that time we have lived in, and managed, our portfolio from Australia, Europe, and Latin America.
We have navigated multiple U.S. housing markets, financing challenges, renovations, difficult tenants, market cycles, and the countless decisions that come with building a real estate portfolio and managing it remotely.

Those experiences shaped the investment philosophy we follow today, and which we encourage our clients to replicate.
Rather than chasing unrealistic returns or speculative high-risk projects, we focus on high-quality properties, conservative deal underwriting, and thorough due diligence, with long-term ownership and wealth creation in mind from day one.
We created Cashflow Rentals because we saw a need for a different approach. One that combines real-world investing experience with honest guidance, transparency, and ongoing support.

Why we Invest Differently
If you’ve spent any time researching U.S. real estate investing, you’ve probably seen plenty of sellers offering U.S. investment properties promising exceptionally high returns.
In most cases, these opportunities are based on buying the cheapest properties possible, and often located in very challenging neighborhoods. Often, they’ll come with some kind of post-purchase renovation, or “value-add” element.
While the projected returns may look attractive on paper, our personal experience has been that these investments often come with signifcant problems, including: renovation issues, higher vacancy rates, poor tenant quality and high turnover, terrible CapEx, and significant property management challenges.
We’ve learned this lesson firsthand.

Behind Cashflow Rentals is a husband-and-wife team with a shared passion for real estate, entrepreneurship, and helping others achieve financial freedom through investing.
While our experience as investors has shaped the company, our different backgrounds bring unique perspectives to the way we support our clients.

David Garner
General Manager
David is a British investor and has been actively investing in U.S. real estate since 2016.
He currently co-owns a portfolio of 30 rental properties across multiple U.S. markets and has hands-on experience in acquisitions, due diligence, renovations, asset management, and private lending.
Having personally navigated the challenges of investing remotely as a foreigner, David now helps other international investors build U.S. property portfolios with greater confidence and support.

Jo Garner
Operations Manager
Jo is an Australian-Argentinian investor who has lived and worked across four countries and three continents.
She holds a Master’s Degree in Coaching Psychology from the University of Sydney and brings more than 15 years of experience in organizational development, project management, and client support.
Alongside David, Jo co-owns a U.S. rental property portfolio and helps oversee investor communications, operations, and client experience.
