Overview
Karl already owned multiple rental properties in Taipei, and wanted to expand his real estate holdings into the United States.
He had spent a considerable amount of time searching for properties, but was unable to find a partner able to advise him on investment structuring, financing, and property acquisitions specifically for overseas buyers.

Why This Property
As a first time investor in the United States, Karl was focussed on acquiring properties in B-Class neighborhoods where he felt the tenant pool would be of higher quality.
We sourced a renovated and tenant-occupied turnkey rental property in Kansas City, MO with an asking price of $195,000.
All the major systems had been replaced, inlcluding:

✅ Furnace
✅ HVAC
The house had also been renovated to a high standard, with a high quality kitchen, bathrooms, and a complete interior and exterior remodel.
There was a long-term tenant and professional local property management alreay in place, so the house was already delivering postive cash flow.
We felt this property was a good fit for Karl due to the low maintenance profile, strong cash flow potential, and location in a quiet Kansas City neighborhood close to major employers.
We coordinated a thorough due diligence process, including multiple home inspections, subsequent repairs – including a fairly large sewer line repair – and an appraisal.
We secured a final purchase price of $185,000. after all repairs had been completed.
Due to the current lease, property condition, and value, our specialist lender was able to provide Ronald with a 70% LTV DSCR loan to fund the purchase, with no U.S. credit or proof of income requirements.

Karl closed on his property in February 2026 from Taipei using a remote online notary.
Despite a property management transition during the first month, rent collection has remained at 100%, and the property will generate over $22,000+ in gross rents for the first 12 months.
Costs are so far in line with expectations as all maintenance-related repairs have been covered by the contrator’s warranty.
On current trajectory, net cash flow for the year after all operating expenses, and debt-service will be around $6,800, equating to a cash-on-cash return of 10.6%.
