I’ve purchased over 120 rental properties in the U.S. as a Non-Resident Foreigner, and I’ve used mortgages to purchase and or refinance all of them. Finding foreign national mortgage lenders in the USA is not difficult. But finding a lender that offers great terms, and has a smooth application, approval, underwriting, and closing process? That’s more of a challenge!

Understanding Foreign National Mortgages

I’ve been buying U.S. real estate as a foreigner for ten years. In that time, the range of foreign national mortgage lenders and loan programs has improved dramatically. Back then, it was difficult to find lenders that really understood the challenges we face investing from overseas.

Nowadays, there are lots of foreign national mortgage lenders to choose from, but the terms, rates, and process vary a lot. That’s why I’ve found so much value in working with a specialist mortgage broker who has access to the whole of the market and understands international real estate investing.

Before we get into my list of the best foreign national lenders in 2025, let’s quickly review the types of foreign national mortgage programs available right now in 2025.

Types of Loans For Foreign Nationals and Non-Residents

The type of foreign national mortgage product you use will depend on the type of property you’re buying in the US. That might be a rental property (like mine), a vacation home, or maybe even a fixer-upper.

For vacation homes and second homes, you should work with a lender that offers a conventional mortgage (full documentation) foreign national mortgage program. If you’re buying income-producing rental properties (like me), then a DSCR loan might be more appropriate.

Once you’ve decided on the type of loan product that best suits your needs, you’ll then have to put some thought into the loan structure. Currently, there are foreign national mortgage lenders offering fixed rate loans, adjustable rate mortgages (ARMs), and interest only DSCR loans.

Here’s my list of the best foreign national mortgage lenders in the USA in 2025. I’ve broken this down by lender type, and including as much information on the programs they offer as is publicly available. Remember, most foreign national mortgage lenders don’t advertise their best terms and interest rates online, so work with a broker that can access the whole of the market for you!

Final Thoughts: What Worked For Me

This is because normal U.S. banks usually don’t have loan plans for people who don’t live in the U.S. This is true especially if you don’t have a U.S. credit history, SSN, or U.S. income. Special lenders have loans and rules made just for foreign nationals.

Q: What are the most important things to look for when picking a foreign national mortgage lender?

A: Key things to look for include: the lender’s experience with foreign nationals, the types of loans they offer (like DSCR, ITIN), how flexible their rules are (like taking international credit), clear communication, good rates and terms, and a strong name based on reviews.

Q: Do these special lenders need a U.S. credit score?

A: It depends on the lender and loan type. Some lenders may take international credit reports or other ways to check your credit. DSCR loans, especially, don’t usually need a U.S. personal credit score. They mainly check the property’s rental income.

Q: What is a DSCR loan, and why do international investors like it?

A: A DSCR (Debt Service Coverage Ratio) loan is for rental properties. To get it, the property’s expected rent must be enough to cover its loan payments. International investors like it because it often means they don’t need to show personal foreign income or U.S. credit.
