DSCR Loan Calculator
You can use this calculator to esitmate the DSCR for any rental property. The output will give your the DSCR, loan to value, likely closings costs, and cash reserve requirements. Most lenders look for a DSCR ratio of 1.25 or higher, although there are lenders with programs for properties with a DSCR of 1.0 to 1.25.
To use the calculator, just add raw numbers in the required fields, and that’s it. This is the simplest and easiest to use DSCR loan calculator available. Getting Approved For a DSCR Loan
Having used DSCR loans to fund my own U.S. rental property portfolio, experience tells me that you really only need two things to get approved for a DSCR loan:
- Solid Rental Property
- Proofs of Funds
While the terms (interest rate and fees) you will get offered will vary based on a range of factors, if you have these two elements in place, there will be DSCR lenders willing to fund your DSCR mortgage loan.
To get a pre-approval for a DSCR loan, you will need to provide the lender with some details about you and the property, including:
- Property Address
- Property Tax Amount
- Insurance Amount
- Rent Amount
- Your Residency (U.S. or Foreign)
- Your U.S. Credit Score (if relevant)
