DSCR loans can be a great tool to build a profitable real estate portfolio in the USA. I’ve used them to purchase and/or refinance over 120 rental properties in the US since 2016. I also help my overseas non-resident clients finance their own US real estate investments with DSCR loans. But not all DSCR lenders offer the best terms!

Why I Compiled This List of DSCR Lenders

Before we get started, I wanted to add a few words to let you know why I put together this list. As I mentioned, I’ve been buying investment properties in the USA since 2016. I use DSCR lenders to fund and/or refinance all of my own properties, and for my clients too. When I’m underwriting a rental property, it’s crucial to include accurate terms for the financing, and get the best DSCR loan rates possible.

With that said, some DSCR lenders don’t offer the best terms. Others will change the terms on you just before closing. Both of those things can absolutely kill a good deal. For example, recently I was quoted a DSCR loan rate of 8.25% from one lender, and 7.125% from another lender for the exact same property! That’s why I put together this list… So you can save yourself hours (or days/weeks) searching the internet looking for a DSCR lender that offers good terms, and operates with honesty and integrity.

Do banks give DSCR loans?

Some banks and credit unions offer DSCR (Debt-Service Coverage Ratio) loans, but most DSCR lending is done by non-QM lenders, private lenders, and mortgage brokers that specialize in investor loans. Availability varies by market and institution.

Are all DSCR loans 20% down?

No. While 20% down is common, many lenders require 20–25% down. Strong files (high credit, higher DSCR, solid reserves) can qualify for 15% down with select lenders, whereas foreign national or small-market properties may require more.

What is the downside of a DSCR loan?

Downsides can include higher interest rates than conventional loans, prepayment penalties (often 3–5 years step-down), points/fees, stricter rent and appraisal requirements, DSCR minimums, cash-reserve requirements, and limits on certain property types or locations.

What is the best DSCR?

Higher is better. Many long-term rental programs price best at ≥1.25 DSCR, with approvals often starting around 1.10–1.20. Short-term rentals may have different calculations. Some “no-ratio” programs don’t use DSCR but typically come with tighter LTV or higher rates.

Are DSCR loans hard to get?

They’re easier on income documentation (no W-2s/tax returns) but still require strong credit, sufficient reserves, acceptable appraisal, and rents that support the payment. First-time investors or complex properties can face tighter guidelines.

Can I get a DSCR for $75,000?

Often yes. Many lenders set minimum loan sizes between $75,000 and $100,000. If a lender’s minimum is $100,000, consider bundling properties (portfolio DSCR) or choosing a lender with a $75,000 minimum.

Can an LLC get a DSCR loan?

Yes. Most DSCR lenders allow closing in an LLC or moving title to an LLC post-close. Personal guarantees from the members are commonly required.

Can you pay off a DSCR loan early?

Usually yes, but prepayment penalties often apply during the first 3–5 years (e.g., 5-4-3-2-1 or 3-2-1 step-downs). After the penalty period, you can typically pay off or refinance without a fee.

What DSCR is too high?

There’s no “too high” DSCR from a lender’s perspective—higher DSCR means stronger cash flow. Exceptionally high DSCR may suggest under-leverage, but lenders generally cap LTV, not DSCR.
