Ready-to-Use Quotes from David Garner

Approved for publication. Attribute to David Garner, Co-Founder and General Manager, Cashflow Rentals.

Cheap rentals
"The cheapest rental is usually the most expensive one you'll ever own. You pay for it in repairs, vacancies and tenants you can't keep."
Lessons learned
"I scaled to more than 120 rentals and nearly lost everything. Chasing cheap, high-yield houses in tough neighborhoods taught me that cash flow on a spreadsheet isn't cash flow in the bank."
Why the U.S.
"For investors in Toronto, London or Sydney, the numbers stopped working at home years ago. The U.S. Midwest is one of the few places left where the rent still covers the mortgage."
DSCR loans
"A DSCR loan doesn't care where you live or what you earn. It asks one question: does the property's rent cover the payment?"
Buying remotely
"You don't need to visit a property to buy it well. You need an independent inspector, an appraiser and a team on the ground who will tell you the truth."
Quality
"Paying a fair price for a fully renovated home in a stable neighborhood beats a bargain that needs a new roof in year two."
Tax
"Most foreign buyers are shocked by the default 30% withholding on gross rent. It is usually avoidable with the right tax filing, so get advice before you buy, not after."
Investor trends
"My overseas clients want control. They're moving away from syndications toward single-family homes they can own, finance and understand."
