Questions About the Calculators
Straight answers about what the tools do and how to use them.
Are these calculators really free to use?
Yes. All three calculators, the rental property calculator, the DSCR calculator, and the buy box calculator, are completely free to use, with no signup, login, or payment required. You can run as many scenarios as you like.
Do the calculators work for foreign investors?
Yes. They were built around how we analyze deals for non-U.S. residents buying American rental property. They do not ask for a U.S. credit score, Social Security Number, or residency, and the DSCR calculator reflects the asset-based way foreign national lenders assess a property.
How accurate are the results?
The calculators give you a fast, realistic estimate based on the numbers you enter, using the same core formulas we apply to our own portfolio. They are for illustration and planning only, not a formal appraisal, loan approval, or financial advice, and your actual figures will vary by property, lender, and market.
What is a DSCR, and why does it matter?
DSCR, or debt service coverage ratio, measures whether a property's rental income covers its loan payment. Foreign national lenders use it to approve financing based on the property rather than your personal income, so checking a deal's DSCR early tells you whether it is likely to qualify.
What is a buy box?
A buy box is a clear set of criteria that defines the kind of property worth your time, based on your budget, target returns, and strategy. The buy box calculator turns your available cash and goals into concrete numbers, so you can focus your search on deals that actually fit.
