DSCR loans are how I have purchased and refinanced 120+ U.S. rental properties since 2016, and how I help my overseas clients finance theirs. But not all DSCR lenders offer the same terms. Recently I was quoted 8.25% by one lender and 7.125% by another for the exact same property. Why I compiled this list

When I underwrite a rental, accurate financing terms and the best DSCR rate make or break the deal. Some lenders do not offer good terms, and some change the terms just before closing, which can kill a purchase. This list is here to save you the hours of searching I have already done.

Frequently asked questions

Do banks give DSCR loans?

Some banks and credit unions offer DSCR loans, but most DSCR lending is done by Non-QM lenders, private lenders, and mortgage brokers that specialize in investor loans. Availability varies by market and institution.

Are all DSCR loans 20% down?

No. 20% is common, but many lenders require 20% to 25% down. Strong files can reach 15% down with select lenders, while foreign national or small-market properties may need more.

What is the downside of a DSCR loan?

Downsides can include higher rates than a conventional loan, prepayment penalties (often a 3 to 5 year step-down), points and fees, stricter rent and appraisal requirements, DSCR minimums, reserve requirements, and limits on some property types or locations.

What is the best DSCR?

Higher is better. Many long-term rental programs price best at 1.25 or above, with approvals often starting around 1.10 to 1.20. Short-term rentals may calculate differently, and some no-ratio programs skip DSCR but come with tighter LTV or higher rates.

Are DSCR loans hard to get?

They are easier on income documentation, with no W-2s or tax returns, but still require decent credit, sufficient reserves, an acceptable appraisal, and rents that support the payment. First-time investors or complex properties can face tighter guidelines.

Can I get a DSCR loan for $75,000?

Often yes. Many lenders set minimum loan sizes between $75,000 and $100,000. If a lender's minimum is $100,000, consider bundling properties into a portfolio loan or choosing a lender with a $75,000 minimum.

Can an LLC get a DSCR loan?

Yes. Most DSCR lenders allow closing in an LLC, or moving title to an LLC after closing. A personal guarantee from the members is commonly required.

Can you pay off a DSCR loan early?

Usually yes, but a prepayment penalty often applies in the first 3 to 5 years, such as a 5-4-3-2-1 or 3-2-1 step-down. After the penalty period you can typically pay off or refinance with no fee.

What DSCR is too high?

There is no too-high DSCR from a lender's point of view, since a higher ratio means stronger cash flow. A very high DSCR may suggest you are under-leveraged, but lenders generally cap LTV, not DSCR.
