One convention before the detail, and it governs the whole page. Everything here is about these three reports. Three reports by one inspector in one city is not a study. Where I make a claim about inspections in general, I cite the trade's own standards rather than my file.
How did the ten red flags score against three real reports?

One of ten. And the hit came through in a narrower shape than the headline: not water running toward the foundation, but downspouts that stop short and gutter sections that are gone.
Which of the ten asks more than a standard inspection promises to answer?
This is the part that changed how I read the list.
The list mixes findings an inspector can see with calls only a specialist makes. A standard inspection may not promise the second kind. The report says so on page four, and the trade's own standards draw the same line in several places.
From the report's own scope page, these are listed as outside the inspection:
- "Building code or zoning ordinance violations"
- "Structural stability or engineering analysis"
- "Geological stability or soils conditions"
- Any major system, including a heating system or air conditioner, "that is not currently functional"
Read that last one carefully. The scope limits when and how a system must be run. One that cannot be run safely may not be fully tested. But that does not make a dead HVAC system invisible to the report.
The trade standard says the same thing in wider terms. InterNACHI's Standards of Practice set out what an inspector is not required to determine, and the list includes "compliance with codes or regulations", "the presence of evidence of rodents, birds, bats, animals, insects, or other pests", and "the presence of mold, mildew or fungus". That is a source about the class of documents, not about my file, so it holds where my three reports cannot.
Map that back to the list and the neat scorecard starts to break down. Some items an inspector can see. Some need a specialist to work out. Some ask him for a code or engineering call the standard does not require.

Red flag two, active roof leaks, shows the difference well. On these reports the roof was within scope. But the inspection did not promise a walked roof, a water test, or a sign-off against leaks. So "active roof leak" asks a sharper question than the inspection has to answer.
So where the issue needs specialist testing or expertise rather than ordinary visual inspection, the answer is not to read the same report harder. It is to order the extra report: structural, pest, sewer, or whatever the house calls for. The due diligence order I'd follow puts them in sequence and prices them.
So what did the reports actually flag?

Three live water leaks. Three safety items. Then a chimney, a chain of hardware, and some rubbish in the yard.
That egress item is the one I would not want a reader to skim past, because it is the only finding on the page about somebody getting out of the building. The house has two basement bedrooms. The code I checked calls for an escape and rescue opening in a basement sleeping room, in the cases it covers, with the bottom of the clear opening no more than 44 inches above the floor. What your own city adopted, and which exceptions apply, can differ. The inspector measured it, found it high, and graded it Safety. A list of scary structural words would never have produced that finding, and it is the one with a tenant's life attached to it.
Why is the real list so different from the internet's list?
Because the two lists are answering different questions.
A red flag list is built backwards from what makes a reader stop scrolling. Foundations, mold, termites, fire. Big words, big numbers, real fears. Nothing on it is invented.
A report is built forwards from a checklist somebody has to walk with a torch in ninety minutes. It flags what is visible, reachable and inside the scope, and it uses the grades the form gives it.
Across these three reports, the actual findings were much more ordinary: plumbing, safety devices and hardware. Cheap things, plus one or two that were not. Two houses in one Midwest market is not a sample, and what counts as ordinary will move with the age and type of the local housing stock.
There is a practical consequence for a buyer here, and it is the opposite of the one the list implies. Do not read your report hunting only for the five-figure disaster. Read it for the safety items, then read it for the pattern. Fourteen findings on a house sold as fully renovated make me look harder at the seller's quality control as well as the house itself. What you do with that is negotiate, require correction, investigate further or walk.
What changed between the first inspection and the final one?
Thirty-eight days, and every graded finding had cleared.

All fourteen graded findings moved to A, or dropped off the summary. The photographs repeatedly say "Correction confirmed", and a couple name the fix: an egress ladder, GFCI receptacles in the basement, a deadbolt. Later in the report, though, I found why even that clean headline still needed reading.
I want to be plain about what that document is worth. For me, the re-inspection is one of the highest-value documents in the file. A first inspection gives you a list of findings. A re-inspection gives you something dated, from a third party. It is proof the inspector went back to the items he flagged. On the 1912 house the same thing happened after a collapsed cast iron house trap came out from under the basement floor, and the seller paid the $4,000 before closing. If you take one operational thing from this page: when the seller says the repairs are done, do not accept a text message and a photograph. Buy the re-inspection. What you get is a dated follow-up from the person who raised the problem in the first place. This is different from a repairs guarantee. That may cover faults after closing, if they qualify, and it turns on the wording and on the seller standing behind it.
Where do findings hide on a report that reads clean?
Here is the part I did not expect.
The final inspection on the 1953 house graded 95 of 95 items acceptable. Its summary page is blank. By every headline number, it is a clean report.
It still carries eight observations. I found them by reading the pages rather than the grades.

The 1912 house does the same thing in a smaller way. Its summary page is also blank, and 87 of its 88 graded items came back acceptable. Underneath:
- A basement window boarded up, with "Recommend repair or replacement" printed under it. The item is graded A.
- "Missing light switch top of stairs", in a photo caption. The lighting item in that section is graded A.
- Sidewalk cracks with a patch-fill note. Graded A.
None of that is hidden on purpose. The report even tells you it is coming. The line at the top of every summary page reads: "This is only a summary of the inspection report and is not a complete list of discrepancies." I had read that sentence a dozen times as boilerplate. It is an instruction.
What does an acceptable grade actually mean here?
Narrower than it sounds, and the report defines it.
An A means the item "appeared to be in working or usable condition, with no major discrepancies noted". Working or usable. Not perfect, not new, and not free of comment. A cracked garage floor can still be usable. More surprising: a boarded-up basement window carried an A. The words printed under it asked for repair or replacement. That is exactly why I do not read the letter without the words.
I have set out all five grades and what the report says each one means alongside the appraisal's own condition ratings, because the two documents grade the same house on different scales.
The practical rule I now use is short. The grade tells you the inspector's verdict. The words under it tell you what he saw. Read the words on every item, including the ones that came back A. On a 46-page report it does not take long, and it is where much of the maintenance list comes from.
And that maintenance list is worth building. Three floors with cracks and a water heater note are not always faults today. I would put them on a watchlist, rather than turn them straight into a demand before closing. Maintenance, repairs and capital are three different bills and mixing them is how a first-year budget goes wrong.
Why do some items carry no grade at all?
Because the form has a grade for items it did not inspect, and these three notes were left without one.
Three items on the 1953 house are numbered, carry a written observation, and have no letter beside them:
- No exterior receptacle present
- No receptacles in the garage area
- Gas valve not present
The report defines NI for cases including an item not being present, not reachable, or under construction. These three notes carry no grade at all. The report does not say why.
The effect is arithmetic. The house has 98 numbered items. Ninety-five carry a grade. So every count on the page, including the reassuring ones, is a count of 95. Three items fall out of every total, and each of the three is a note about something missing.
I am not reading anything sinister into that. It looks like the ordinary way a long form gets filled in. But it changes how I quote a report. When I say a house passed 95 of 95, I now say how many items the report contains.
On the 1912 house the same pattern: 90 numbered items, 88 graded, two carrying observations and no letter. The clean headline of 87 of 88 is accurate and it is a figure about 88 items on a 90 item form.
What do the photo captions tell you that the grades don't?
They carry the history. This took me three reports to notice.
The final inspection on the 1953 house carries twenty-nine captions reading "Correction confirmed", several of them naming the fix. The re-inspection on the 1912 house does the same, naming an AC unit, plumbing pipes, a clogged drain, weather stripping, a sliding door handle, a handrail, a broken window, smoke detectors, the dishwasher anchor, shower plumbing and the dryer vent.
Then two oddities.
The first inspection already contains eleven "Correction confirmed" captions, on a report whose type field says "Initial inspection". The report does not say what was corrected, when, or by whom. And the second report's type field reads "Insp 2 - Update 2", which implies a document between the two that I do not hold.
And one caption survives from the first report to the final one, word for word: "Electrical panel cover mising". The graded line for that panel reads A on both visits, and the item appears in neither summary.
A missing panel cover means the breakers are open to the room. So I want to be careful and fair here, because there is an ordinary explanation available. Inspectors routinely take the cover off to look at the panel. A photo taken during the visit would show it off. The report does not say which it was. It does not say the cover was replaced either.
Which leaves the reader in a good position anyway, because the action is the same under both readings. Ask. One question to the inspector may settle it, and it costs nothing.
My working theory is that the captions act partly as a running log, while the grades give the inspector's view on the day. The repeated "Correction confirmed" notes and the "Update 2" label both fit that. But the reports do not explain the software or the workflow, so I cannot prove it. Read only the grades and you can lose the history. Read only the summary and you can lose both.
What did the appraiser say about the same house two days later?
This is where the two documents on my file stop agreeing, and it is worth the space.
The inspector walked the 1953 house on September 8. The appraiser walked it on September 10, and valued it as of that date. Two days.

Both documents are defensible and I want to show why, because the reconciliation is the lesson.
The bottom three rows may not be a real disagreement at all. The appraiser counts rooms above grade only. The house has a finished basement with two more bedrooms and a bath in it. So most of the gap looks like the two documents counting different parts of the same house, for different jobs.
The top three rows are a real difference in emphasis. The appraisal's question is narrow: livability, soundness, structural integrity. I can see how a leaking bathtub or missing GFCI might not lead an appraiser to answer that broader question "Yes". The smoke-detector line is the one that matters most, and even there the statements are not necessarily contradictory: detectors could have been present while one or more rooms still lacked them.
But put yourself in the position of a buyer who reads only the appraisal, because it is the document the lender sends you. You would come away believing the house had smoke detectors and no adverse conditions, two days after a different professional graded both as findings.
That is the whole argument for ordering your own inspection and reading it yourself. The appraisal was written for the lender. The inspection is one of the documents you commission for yourself, rather than taking the seller's word for it. And on a house you will never stand in, it tells you far more about the state of the parts than the appraisal does.
Which of the ten red flags also appear on the appraisal?
Three of the themes appear there, and this surprised me.
The appraisal form carries a small box in its description of the house, with three tick boxes:
Evidence of: Infestation. Dampness. Settlement.
Those are red flags eight, four, and one and six from the list. On the 1953 house all three boxes are unticked.
The box records whether he saw signs of infestation, damp or settlement. That is useful extra evidence. It is not a pest report, a damp survey or a structural check. An unticked box tells me he did not report signs of it. It does not clear the house of the risk. If one of those risks matters to me, I read both documents and order the specialist report the house calls for.
That is one of nine boxes I read first on any appraisal, and I have set out the rest of them, and where both of mine got things wrong. It also matters more the older the house is, and what age actually predicts about your costs is a separate calculation from what either document says.
How would I read a report I'd just been sent?
Eight steps, in this order. It takes about half an hour on a 45 page report.
- Read the S items first. Safety. On my first inspection that was three items and one of them was a basement egress window. These are the ones with a person attached.
- Read the R items next, and separate them. On my file the nine Repair items ran from a leaking main valve to a missing garage door handle. The letter does not tell you the size.
- Read the M items as your capital plan starting point, not a deadline. Monitor means working now, watch it.
- Then read every A item's words. This is the step I used to underestimate and it is where the maintenance list is. Three cracked floors and a water-heater note were all sitting under A grades.
- Count the numbered items and compare that to the graded items. On mine, 98 against 95. Ask what the missing three say.
- Read the photo captions as a separate document. They carry history the grade column has reset, and on my file one of them was the most interesting line in the report.
- Read the scope page and write down what was excluded. Then decide which of those you are buying separately. Structural, pests, mold, sewer, code.
- Read it against the appraisal, if you have one. The disagreements are where the information is, and most of them turn out to be conventions rather than errors.
Then do the thing the report cannot do for you: turn it into money and dates. What has to be fixed before closing, what you are asking the seller for, what goes in year one, and what goes in the schedule. Who does that work once you own it, and what they add to the invoice, is a separate question worth settling early. You can run the numbers on any of it with the cash flow calculator, and checking a seller's claims against documents is most of what my week looks like.
One last thing, for anyone buying at distance. A report is text, and text travels. The parts that do not travel are the smell of a basement and the feel of a floor, and no report captures those perfectly. For me that means one thing: buying at distance needs more sets of eyes, and specialist reports where the risk earns them. It does not mean paperwork removes the limits of not being there. It is why I now ask for the inspection, the re-inspection and the appraisal together rather than whichever one arrives first. If your rental is going into a housing-assistance program, check what that program asks for too. Those checks are separate from your own, and they can decide whether the house is approved for that rent.
The bottom line
The internet's list of inspection red flags describes a house nobody in my file bought. Mine had leaking taps, missing smoke detectors and no handle on the garage door.
None of that is a reason to relax. It is a reason to read the report you actually have, rather than the one you were braced for. The clean report taught me the most, because clean turned out to mean ninety-five graded items and eight things still written on the page.
Two documents by two professionals two days apart described the same house differently, and neither of them was lying. If you only ever take one habit from this, take the boring one. Read the words under the grades. Then ask the person who wrote them the one question the report left open.
